Just outside the Perche Natural Park, 2 hours from Paris, Maisons Noisette is a traditional farmhouse, renovated in 2026.

Located at the end of a small lane, it’s the perfect spot for a peaceful family getaway… while still enjoying fiber-optic internet and a village with all the shops just a 5-minute drive away.

The property consists of several separate buildings. It is surrounded by a large wooded garden with a heated pool.

The Space
With its 7 bedrooms and 6 bathrooms, multiple living areas, a fireplace, a multipurpose room (for yoga classes, workshops, and meetings), a recreation barn (table tennis, foosball), its large garden with a pool and views of the Perche horses, its pétanque court and playground, and its Weber grill… Maisons Noisette is the ideal spot for family weekends, vacations with friends, retreats and art workshops, or even small weekday seminars. Bachelor parties and other parties are not permitted.

The charming villages of the Perche region are nearby: La Perrière is 15 minutes away, Bellême is 20 minutes away, and Mortagne-au-Perche is 30 minutes away.

🌿 The Houses in Detail 🌿

Maisons Noisette can accommodate up to 17 people (including a maximum of 14 adults for optimal comfort), spread across 3 separate buildings, plus a large, unheated barn. It’s the perfect spot for 4 to 5 families.

All double beds can be separated into twin beds. The bedding is new and hotel-quality, available in King Size (180 x 200) or Queen Size (160 x 200), from the brands Tediber Hotellerie or Le Matelas Français.
Two cribs are available.
The beds are made upon your arrival, and bath towels are provided—but not pool towels.

🏡 The main house (sleeps 9) - 220 m² 🏡

Ground Floor
- The entryway opens onto a large open-concept living area featuring, on one side, a spacious half-timbered living room with a fireplace, a very large sofa, and a flat-screen TV with built-in Chromecast
- and, on the other side, a dining room with a small kitchenette for breakfast or coffee (refrigerator, sink, Nespresso coffee machine, kettle, cabinets). Note: this open kitchen does not have any cooking appliances.
- Right next door is the brand-new, fully equipped kitchen with a full-size refrigerator-freezer, 2 ovens, a microwave, stovetop burners, a dishwasher…
- Bedroom 1 “The Suite”: large triple bedroom with an en suite bathroom, featuring a 180 x 200 double bed (separable), a 90 x 200 single bed, as well as a bathtub and vanity in the bedroom. Crib and changing table.
- A separate bathroom with a shower, vanity, washing machine, and dryer
- Separate toilet

First floor
- On the landing, a large playroom/TV room/library with a sofa and a flat-screen TV, plenty of children’s games, board games, books, etc.
- Bedroom #2 “Les Fleurs”: 160 x 200 double bed (separable), fold-out baby bed, en suite bathroom.
Note: The bathroom has a sloped ceiling, so the ceiling is a bit low near the sink.
- Bedroom 3, “Le Dortoir”: 180 x 200 double bed (can be separated), 2 single beds (90 x 200). Ideal for 4 children, or a couple and 2 children. This room shares a bathroom on the ground floor.
Note: This is an attic room with a slightly lower ceiling height.

🏡 The Stables (4 people) - 40 m² 🏡
Building adjoining the main house

- Bedroom 4 “Montagne”: 180 x 200 double bed (can be separated)
- Bedroom 5 “Tennis”: double bed 180 x 200 (can be separated)
- The two bedrooms are connected by a small hallway and share a bathroom with a shower, sink, and toilet. Bedroom 5 is aligned with Bedroom 4.

🏡 La Miellerie (4 people) - 70 m² 🏡
About 50 m from the main house

Ground floor
- Large 40 m² multipurpose room with a view of the meadows, which can be used as a meeting room, dance or yoga studio, for creative workshops, etc.
- Small open kitchen/coffee corner (mini-refrigerator, sink, Nespresso coffee machine, electric kettle, dishwasher). Note: no kitchen utensils provided.
- Large screen and audio system; chairs and tables available if needed
- Separate restrooms

First floor
- Bedroom 6 “La Verte”: 160 x 200 double bed (can be separated), en-suite bathroom with vanity and toilet
- Bedroom 7 “La Rose”: 160 x 200 double bed (can be separated), en-suite bathroom, vanity, and toilet.
Note: The shower in the “La Rose” bedroom is located under a sloped ceiling, so the ceiling height is slightly lower there.

🏡 The Barn (130 m²) 🏡

- Enclosed but unheated space
- Designed as an additional covered relaxation area: foosball table, ping-pong table, sitting area…


🌿 Outdoor Areas and Amenities 🌿

The property features a large, tree-lined garden of 5,000 m² in a peaceful and pleasant setting. It is fully equipped for your on-site leisure activities with:

- High-speed fiber-optic internet and 3 TV areas with built-in Chromecast
- A large teak table for al fresco dining, as well as various seating areas equipped with tables, chairs, and armchairs for relaxing in the shade
- A Weber gas grill for your outdoor meals
- A swimming pool heated from May through September (exact dates depend on the weather). The pool is secured by a motorized roller cover. Children remain your sole responsibility.
- A terrace near the pool with garden furniture, deck chairs, and lounge chairs
- A fully equipped games area (pétanque, Molkky)
- A ping-pong table, foosball table, and darts set… sheltered in the barn (unheated in winter)
- In the backyard: mini soccer fields, a badminton net, etc.
- For children: a large playground with swings and a slide, a trampoline, a wooden playhouse…


👶 Babies and young children 👶

The yard is fenced. The pool is secured by a motorized roller cover.

Equipment available for babies and toddlers:
- 2 cribs: 1 foldable travel crib and 1 standard crib
- 2 high chairs
- 1 changing table
- 1 Baby Bjorn baby carrier
- 1 small foldable Stokke bathtub that can be placed in the shower
- Liewood play mat
- Liewood tableware for babies and children
- A variety of toys and books

Dogs are allowed under certain conditions, due to the immediate presence of horses (a dog can easily slip under the fence). They must therefore be kept on a leash or tied up in the yard. Please let us know at the time of booking if you plan to bring your pet.

Guest Access
A small parking lot just outside the gate can accommodate 5 to 6 cars.

The house is located a 5-minute drive from the village (with all its shops) of Saint-Cosme-en-Vairais, in the Sarthe department. The most beautiful villages of the Perche region are nearby: La Perrière is 15 minutes away, Bellême is 20 minutes away, and Mortagne-au-Perche is 30 minutes away.

- 2 hours from Paris
- 45 minutes from Le Mans
- 2 hours and 30 minutes from Nantes
- 25 minutes from the A11 highway (La Ferté-Bernard exit) or the A28 (Beaumont-sur-Sarthe or Sillé-Mamers exit)

TRAIN
- La Ferté-Bernard TER station: 20 minutes by car (train: 1 hour 50 minutes)
- Le Mans TGV station: 45 minutes by car (train: 1 hour)
- L’Aigle TER station: 1 hour by car (train: 1 hour 20 minutes)

• Note MAY 2026: The house has just been renovated; this is the first time it’s being rented out. That’s why there aren’t any reviews for the house yet, and a few photos of certain areas or items are still missing—they’ll be added as we go! • The house can accommodate up to 17 people, including a maximum of 14 adults (day or night, depending on the reservation). The house is not suitable for events or gatherings exceeding the number of people listed on the reservation. Bachelor parties, festive or noisy stays, and parties are prohibited.

• Smoking is prohibited inside the houses, and cigarette butts must be disposed of in the trash or in ashtrays, which must be emptied before your departure.

• Due to the immediate presence of horses, dogs are welcome but under certain conditions: their presence must be noted at the time of booking, and they must be kept on a leash or tied up when in the yard.

• Although the entire property is fenced, the stairs, the pool, the trampoline, and the presence of horses nearby, etc., require special supervision of children.

• Weekend check-in and check-out outside the summer season: if conditions allow, it is possible to check in earlier and check out later to fully enjoy the weekend. Please feel free to contact us regarding this.

• The property is rented as a whole.
• Camping is not permitted in the garden.
• It is prohibited to host parties or invite guests other than those listed in the rental agreement.
• Furniture and mattresses must not be moved.
